Garage door repair in Bastrop, east of the city, under the pines, on a different kind of ground

Bastrop is the one town we serve east of Austin, and it is unlike the others in almost every way that touches a garage door: sandy soil instead of limestone, pine straw instead of caliche dust, a river town of old houses and a scatter of newer subdivisions under the Lost Pines. We drive out SH 71 for it and bring the right parts.

Quiet Austin neighbourhood street lined with one-story brick and limestone homes, each with a two-car garage door, live oaks and crepe myrtles along the curb

Thirty miles east of Austin on SH 71, Bastrop is the seat of Bastrop County and sits where the blackland prairie gives way to the Lost Pines, an island of loblolly pine on deep sandy soil that is the westernmost stand of its kind in the country. That geology shows up in the garage. The ground is sand, not rock, so the concrete slabs under older garages have settled and tilted in a way the limestone-footed suburbs rarely see, and a door that fit its opening in 1995 can now have a half-inch gap under one corner. The bottom seal, the track plumb and the opener's travel all have to be set to the slab as it is, not as it was. Pine needles and sap do what caliche dust does elsewhere, packing into rollers and hinges and gumming the photo-eyes, and the shade of the pines keeps garages damp enough that steel cables and bottom brackets rust from the ends in.

The housing is three kinds. The historic district along Main Street and the streets near the river has nineteenth- and early-twentieth-century homes with detached garages and carriage houses, some on wood doors or tilt-ups, all deserving a careful look and a plain word about what is safe. Tahitian Village and The Colony, the large wooded subdivisions south and west of town, have homes from the 1970s through the 2000s on winding lots under the pines, and the mix of door ages means the van carries springs and rollers for three generations. Tahitian Village in particular was hit hard by the Bastrop County Complex fire of September 2011, and a good share of its homes were rebuilt in the years after with new doors and openers that are now reaching their first set of springs. The newer subdivisions along SH 71 and Hunters Crossing came in the 2010s with the familiar insulated steel doors and belt-drive openers, and the familiar setup mistakes.

Bastrop is its own city with its own building department, and the county surrounds it; the City of Austin's exemption for replacing an overhead garage door is a City of Austin rule and has no bearing here. Repairs need no permit from anyone. For a new door, we tell Bastrop homeowners to ask the city or county office that covers their address, and in the historic district to check whether the home's designation affects a street-facing garage. On the commercial side, the shops and small warehouses along SH 71 and Chestnut Street, and the storage units toward Cedar Creek, bring roll-up and sectional door work out this way too.

Because Bastrop is the longest drive in our area, we plan the trip to count: the technician confirms the symptom on the phone, loads the parts three generations of door might need, and aims to finish in one visit. A door that is stuck or will not lift is still a same-day call; the drive out SH 71 is forty to fifty minutes outside the rush.

How a Bastrop visit goes

Set to the slab as it is

Bottom seal, track plumb and opener travel adjusted to a slab that has settled on sandy ground, so the door seals and runs true.

Rust looked for first

Cables, bottom brackets and bottom sections checked where the damp shade of the pines rusts them from the ends in.

Three generations of parts

Springs, rollers and opener parts for the 1970s, the 2000s and the post-2011 rebuild doors of Tahitian Village and The Colony, all on the van.

Old doors near the river

Wood doors and tilt-ups in the historic district assessed for safety, with repair and replacement priced on the same sheet.

Bastrop's rules

The city's or the county's building department has the say on a new door, never Austin's; the historic district gets its own check.

One trip, planned

Symptom confirmed by phone and the van loaded for it, so the forty-minute drive out SH 71 produces a finished door, not a second appointment.

Work we do for Bastrop homes and businesses

What Bastrop callers ask

Is Bastrop really in your service area?

Yes, it is our one town east of Austin, and we plan the drive so the visit finishes the job. A door that is stuck open or will not lift is a same-day call; other work is scheduled within a couple of days.

My door in Tahitian Village has a gap under one corner. Can it be fixed?

Usually. The sandy ground lets slabs settle, and the fix is a new bottom seal cut to the slope, the tracks re-plumbed and the opener's travel reset, not a new door.

The cables on my door look rusty. Is that normal here?

Under the pines, yes; the shade keeps the garage damp and the cables and bottom brackets rust from the ends. We replace cables as a pair and the brackets with them before one lets go.

Does a new door in Bastrop need a permit?

The City of Austin exemption does not apply here. Repairs need no permit; for a new door, ask Bastrop's building department or the county office, depending on your address, and check the historic-district rules if your home is in it.

Our house was rebuilt after the 2011 fire. What should we expect from the door now?

The doors and openers from the rebuild years are reaching their first set of springs and, on the chain drives, their first stripped gear. A tune-up now and a matched pair of springs when the first one goes keeps the door out of trouble.
