Garage door repair in Georgetown, from the golf-cart garages of Sun City to the carriage houses behind the square

Georgetown is two towns in one garage-door sense: the oldest courthouse square in the region with its Victorian homes and detached garages, and one of the largest active-adult communities in the country where the door opens a dozen times a day. We know the doors on both.

Quiet Austin neighbourhood street lined with one-story brick and limestone homes, each with a two-car garage door, live oaks and crepe myrtles along the curb

Start at Sun City, because that is where most of our Georgetown calls come from. It is a community of several thousand single-story homes for owners over fifty-five, built from the mid-1990s onward on the northwest side of town, and nearly every one has a two-car garage and a great many have a third, narrower door for the golf cart. The owners are home, the garage is the door they actually use, and a standard 10,000-cycle torsion spring on a door that cycles twelve times a day lasts about two and a half years rather than seven. Spring calls from Sun City are our most predictable work, and we fit high-cycle springs there as a matter of course, because a 25,000-cycle spring on that door is simply the right part. The golf-cart doors are their own small trade: narrower sections, often an extension-spring or single-torsion setup, and a bottom section that meets the cart's bumper more often than anyone admits. We carry parts for them.

The openers in Sun City are the chain and belt drives of the late 1990s and 2000s, and the two faults we see are the stripped drive gear from years of lifting a door whose springs had gone soft, and the logic board killed by a spring thunderstorm. After the outages of the last few winters, the battery-backup opener has become the upgrade Sun City asks for by name. The community's architectural rules govern door style and colour, so a new door goes through the association's review before it is ordered, and we send the spec sheet and colour sample along.

Down toward the square, the picture changes. The historic district around the Williamson County courthouse and the streets near Southwestern University have detached garages and carriage houses, some with doors far older than any opener, a few still on wood sectionals or one-piece tilt-up doors with extension springs. Those get a careful look rather than a standard part, and an honest word about whether a repair is worth it on a door that was built when Eisenhower was president. South and west of town, Wolf Ranch, Berry Creek and the newer streets toward Teravista are production-builder territory from the 2000s onward, with the same 16-by-7 insulated doors and the same spring and opener timeline as Round Rock and Cedar Park.

Georgetown has its own building department, separate from the City of Austin, so the Austin exemption for replacing an overhead door does not apply here. Repairs need no permit; for a new door we tell Georgetown owners to ask the city's building department rather than take our word for a rule that is not ours to give. The drive up I-35 from Austin is thirty to forty minutes outside the rush, and a stuck door in Georgetown is a same-day call all the same.

How a Georgetown visit goes

High-cycle springs for Sun City

25,000-cycle torsion springs fitted by default on the doors that open a dozen times a day, so the next spring call is years off, not months.

Golf-cart doors

Narrow sections, extension and single-torsion setups, and the bottom sections that meet cart bumpers, all carried and repaired.

Battery-backup openers

The upgrade Sun City asks for by name after the winter outages, fitted with the app and the safety sensors tested.

Old doors near the square

Wood sectionals and tilt-ups in the historic district assessed honestly, with the repair-versus-replace arithmetic written down.

Association review handled

Spec sheet and colour sample sent to the community's architectural review before any new door is ordered.

Georgetown's own rules

The city's building department has the say on a new door, not Austin's; we tell you to ask it rather than promise on its behalf.

Work we do for Georgetown homes and businesses

What Georgetown callers ask

Do you work inside Sun City?

Yes, it is the single largest source of our Georgetown calls. We know the builder doors and golf-cart doors there and fit high-cycle springs by default because of how often those doors open.

Why did my spring break after only three years?

Because a Sun City door opens far more often than a commuter family's door. Springs are rated in cycles, not years, and twelve cycles a day uses up a 10,000-cycle spring in under three years. A 25,000-cycle spring fixes the arithmetic.

Can you repair the small door for the golf cart?

Yes. Golf-cart doors use narrower sections and lighter spring setups, and the bottom section takes a beating from the cart. We carry springs, cables and rollers for them and can replace a dented section when the model is still made.

Is the City of Austin permit exemption valid in Georgetown?

No. Georgetown has its own building department. Repairs are not permitted work anywhere; for a new door, ask the city's department directly, and expect the community's architectural review to come first if you live in Sun City or a newer subdivision.

My garage behind an old house on the square has a wood door with springs on the sides. Can it be fixed?

Often, yes. Extension-spring wood doors are repairable with the right springs, cables and safety cables, and a tilt-up can be rehung. We will also tell you plainly when the door is past the point where a repair is a good spend.
